We only invest in markets with a track record of job and population growth. we look for diversity in employment sectors and favor resilient, recession-resistant local economies. We analyze the supply of available housing, including planned development and its potential impact on demand.

Positive Rent Growth

By measuring historical and projected rent growth, we limit our investments to those markets with proven trends likely to continue providing increased rental income over time.

Potential Energy

Properties should have the potential of forced appreciation through a Value Add strategy, such as making renovations to increase what a unit will command in rent. Additionally, we like properties with underperforming property management, poor marketing, or bad curb appeal because they provide such great opportunities for improvement.

Conservative Underwriting

We evaluate hundreds of properties to find a handful that meet our strict buying criteria. A property must have considerable Value Add potential, strong appreciation capability, have a path to positive cash flow and pass rigorous stress testing before we will consider purchasing.

The return on your investment per year averaged over the hold term. We typically target an AAR of 15%-20%.

The annual rate of growth an investment is expected to generate. We typically target an IRR of 13%-15%.
